The five places roof leaks actually start

When a ceiling stain shows up after a Cherokee County rain, most people assume a shingle failed somewhere above it. In our experience doing roof leak repair around Canton, the shingles are rarely the problem. Water gets in at the details:

Pipe boots. The rubber collar around plumbing vents cracks after several Georgia summers and lets water run straight down the pipe. This is the most common leak we fix.

Chimney flashing. The metal step flashing and counter flashing around a chimney pulls away as caulk shrinks and mortar cracks.

Roof valleys. Two slopes meet and concentrate a huge volume of water. Worn or poorly woven valley shingles leak under heavy rain.

Skylight seals. The seals and flashing kits around skylights dry out and separate, especially on south facing slopes.

Wall flashing. Where a roof meets a wall or dormer, missing or rusted step flashing lets wind driven rain in sideways.

Why the stain is never where the leak is

Water enters at one spot, runs along a rafter or the underside of the decking, and drips off somewhere else. The ceiling stain in your hallway might trace back to a pipe boot ten feet away. This is why guessing at a leak from inside the attic usually fails, and why a proper roof leak repair starts with a full inspection of the likely entry points, not just the area above the stain.

Why fall is the right time to fix it

Late September and October are the sweet spot for roof leak repair in Canton. The summer heat that softens sealants is behind us, the heavy fall rain is still ahead, and repairs cure and seal properly in mild temperatures. A leak fixed now will not become a stained ceiling and ruined drywall in November.

Waiting costs more. A small flashing gap that lets in a cup of water per storm can soak insulation and rot decking over one wet season, turning a simple repair into a bigger project.

What a real roof leak repair looks like

A proper repair is not a tube of caulk smeared on top of the problem. We lift the surrounding shingles, replace the failed component, whether that is a pipe boot, step flashing, or valley section, install new ice and water shield where it counts, and re-shingle the area so it sheds water the way the roof was designed to.

If we find the decking underneath is soft, we replace that section of wood too. Patching over rotten wood just hides the problem until it fails again.

When a leak means something bigger
