Where Roof Leaks Start

Most leaks do not come through the middle of a shingle. They start at the details, the places where something passes through the roof or two surfaces meet. These are the spots we check first on homes around Canton and Cherokee County.

Pipe Boots

The rubber collar around a plumbing vent dries out and cracks after years of Georgia sun. Rain then runs straight down the pipe into the attic. A new boot usually stops it.

Valleys

Where two slopes meet, a valley carries more water than any other part of the roof. Pine needles and leaves build up there, hold water, and push it under the shingle edges.

Wall and Step Flashing

Where a roof runs into a wall or dormer, small pieces of metal flashing are woven into the shingles. If they rust, loosen, or were never installed, wind driven rain gets in sideways.

Chimneys

Chimney flashing pulls away as mortar cracks and old sealant shrinks. Water can also collect on the uphill side of a wide chimney and find any gap.

Skylights

The seals and flashing around a skylight wear out over time. A drip on the glass or the drywall around it often traces back to the flashing, not the window itself.

Nail Pops and Lifted Shingles

Nails that back out push up through the shingle above, and wind can lift tabs and break their seal. Both leave small openings that let water reach the deck.

How We Trace a Leak

01

Start at the stain

We look at where the water shows up inside, then go into the attic to find wet wood, stains, and drip marks.

02

Follow the water

From the attic we trace the path uphill along the deck and rafters toward where it really enters.

03

Find the entry point

On the roof we check the boots, flashing, valleys and shingles above that path until we find what failed.

04

Fix it and show you

We repair the failed part, not just the area around it, and show you photos of what we found and fixed.

Why the Stain Is Rarely Under the Leak

Water that gets under a shingle does not drop straight down. It runs along the felt, the deck or a rafter until it finds a low spot, then drips onto the ceiling. A patch placed right above the stain often misses the real problem, and the leak comes back with the next storm.

Some leaks only show up in wind driven rain from one direction, which is a clue that flashing on that side has failed. Others show up after every storm, which points to an open boot or a valley. We ask when you see the water, because the timing helps narrow it down.
