Most leaks are not a dying roof

The majority of roof leaks we see in Canton trace back to a single failed detail: a cracked pipe boot, loose flashing around a chimney, a nail that backed out, or a skylight seal that gave up. The shingles around those details are often fine.

Replacing a whole roof for a failed pipe boot is like replacing a car for a flat tire. Unfortunately, some contractors sell it that way because replacement tickets are bigger.

Problems that usually only need a repair

A single leak with dry, solid decking around it.

Storm damage confined to one slope or one section.

Flashing failures at chimneys, walls, or skylights.

Missing shingles from wind on an otherwise healthy roof.

Cracked rubber pipe boots, one of the most common leaks in Georgia.

Signs the system really is at the end

Widespread granule loss across most of the roof.

Curling, cracking, or brittle shingles on every slope.

Multiple leaks in different areas within the same year.

Soft or sagging decking, meaning moisture damage below.

The roof is 20-plus years old and repairs are becoming routine.

How we approach it

Every inspection ends with the same honest statement: here is what must be fixed now, here is what to watch, and here is how much life the roof realistically has left. If a repair buys you five solid years, we will tell you that, even though a replacement pays us more.
