The Problem

The property manager was chasing leaks in three of eight tenant spaces. The old ballasted roof had brittle seams and soaked insulation around the HVAC curbs, and a full tear-off during business hours was not an option.

What We Did

• Core samples and a moisture survey to map out the wet insulation
• Removed and replaced saturated insulation, left dry sections in place
• Installed new polyiso cover board and mechanically attached 60-mil TPO
• Hot-air welded every seam and probe tested the full perimeter
• Reflashed all HVAC curbs, drains, and roof penetrations
• Scheduled work in weekend phases so no tenant lost a business day

The Result

Zero leak calls since handover, lower cooling bills from the reflective white surface, and a 20-year no dollar limit manufacturer warranty with a maintenance plan on the books.
