The Problem

The homeowner had two layers of 20-year shingles that were curling at the edges, with granule loss showing up in the gutters and a slow drip staining the ceiling in the upstairs hallway. A previous repair had patched over failing chimney flashing instead of replacing it.

What We Did

• Full tear-off of both shingle layers down to the decking
• Replaced 6 sheets of soft plywood decking near the chimney
• Installed synthetic underlayment across the whole roof plus ice and water shield in the valleys and around penetrations
• New step and counter flashing at the chimney, new pipe boots on every penetration
• Installed continuous ridge vent to fix a hot, poorly vented attic
• Magnet swept the yard and driveway twice before we left

The Result

One-day install with no leaks through two full storm seasons. The attic runs cooler now that the ridge vent is doing its job, and the ceiling stain was gone after a single repaint.
